One time fee for transferring documents, organizing keys, contacting current tenants, sending leases in S&S' name etc.
Rent collection, payment to owner, verifying bills not in tenant name are paid and up to date, taking tenant calls, following up with any tenants who are late in payment etc.
2D photos and a 3D walkthrough of the property taken for listing, interview and screen applicants, schedule and conduct showings, conduct move in and move out walkthroughs with approved tenant.
Contacting tenants with renewal offers, drawing up new lease, follow up to ensure new lease is signed and active.

Upon owner's request/approval: Walk through property to ensure cleanliness and property upkeep. Verify all safety rules, regulations and equipment are up to date and functioning properly. Offer suggestions in report for maintenance or improvements to property.
